A DEVELOPER is planning to subdivide more than five hectares of land off Hoya Road into a residential estate if Council approval is gained.
The land has the address of 1 Pocock Road but the access to the land is proposed to be off Hoya Road.
The 33 allotments will be located behind three large rural residential allotments that currently have frontage to Hoya Road.
Developer, Majak Investments Pty Ltd, according to an application submitted to the Scenic Rim Regional Council last week, are proposing a Low Density Subdivision for the 5.3 hectare block.
Under the plans submitted with the application, the smallest allotment in the subdivision is shown as having an area of 600sqm and the average lots size across the development will be 706sqm.
While there are 33 allotments in the proposal, 30 will be part of the proposed residential estate while one will used for stormwater infrastructure and the remaining two … “larger balance lots” will be held for future development.
“The land is improved by a two-storey dwelling and associated outbuildings and infrastructure. The house is located at the northern end of the property with access from Pocock Road,” it was noted in the application.
“Vegetation across the property is sparse.
“Trees are sporadically located across the allotment and are more prevalent around the house.
“The land is largely cleared, open grassland. There is no remnant vegetation or protected vegetation identified on the land.”
The make-up of the properties in the area was also noted … “The locality is dominated by detached dwellings on rural residential properties.
“Whilst Low Density Residential Zoned land is prevalent in this location, much of it remains undeveloped.
“This is a locality that is transitioning to urban residential with traditional acreage properties surrounding.
“As a result of this mixed nature of residential densities, and the proximity to rural land on the perimeter of the town, lot sizes vary significantly in the area.”
The application is currently under consideration by Council officers.
