Extension plans for Walloon IGA building

A developer has applied for a permit to add to their approval for two new shop fronts in Walloon. 

Walloon Enterprises applied for a development permit in 2018 for a material change of use at 2 and 6 Queen Street. 

The proposed development involves the rezoning and a commercial centre extension and carpark extension with plans to construct an additional commercial building. 

It is understood the original proposed retail development was planned to contain three separate tenancies – two with a proposed site area of 104.5m² and a third with a site area of 120 m². 

The new plans show two separate tenancies with a site area of 60m² and 172m² while the remaining section to be used as the IGA extension for prep, cool room, freezer and office and meeting area. 

The extension of the development is set to include wooden privacy fencing constructed along the eastern and southern boundaries.

Following the developer’s application for an extension to the Queen Street IGA, the new application includes additional architectural plans with some minor façade changes, new pedestrian access point from the car parking area, bin area and garden, as well as the addition of a new parcel of land for stormwater purposes.

The applicant noted that the building façade updates were added  “to improve the streetscape”.

The proposed development will be accessed via Haigslea Amberley Road along an existing driveway and will provide 18 car parking spaces to accommodate on-site parking requirements and twelve off street car parks. 

The new development, if approved, will be the second major change to the main road through Walloon following the completion of the town’s first service station.
